What i've found that works is a high quality rubber and vinyl dressing like our Protectant.
Assuming the top is clean and dry, apply the Protectant to a closed cell foam applicator or clean terry cloth applicator and wipe the top.
Then, buff the top with a thick terry cloth towel - it will remove all the excess Protectant that gets down in the pattern/grain of the top. This is the spot most folks miss - the excess product in the grain either runs down when it gets wet, or catches dirt and dust, making the top look dirty.
That should do the trick for you.
